Reservations will be confirmed upon receipt of this form signed together
with payment of 50% or in full if the arrival date is less than 60 days
from signature date. Final payment for all reservations will be
received 60 days before arrival. Payments are accepted by bank wire
transfer.

your rental.

These lines are provided free of charge for incoming calls during your
visit. You can make calls to local land lines on St. Barth without
restriction and you can receive incoming calls. If you wish to
make a toll call
using the local St.
Barth line
you will need to purchase a phone card. These cards are available at
the Mono Shop which is close to the property, or at most gas stations
and grocery shops on the island.

Maid service – Monday to Saturday –
time to be scheduled with service provider on your arrival.
Security Deposit
The sending of the booking form confirms your acceptance to pay for any
damage of any kind caused by your occupancy of the property. The cost of
repairs and/or replacements will be paid prior to departure. In the
event of any excess damage of any kind the named person on the booking
form will be held responsible for all costs.
Cancellations
Once a seasonal rental agreement for booking form is completed,
signed and deposit paid there are no refunds for cancellations of any
type. Owners recommend that all persons purchase travel insurance to
protect their holiday investment. Refunds: There are no refunds
for cancellations, no show or bad weather including hurricane. It is
strongly recommended that travel insurance be purchased especially if
traveling during the known hurricane season between July and Nov each
year. Protect your investment! Purchase your travel insurance on-line
at
www.travelex-insurance.com or call 1-800-228-9792 or from
your airline travel agency.
Responsibilities
All persons stated on the booking form are responsible for the care
of the property and are expected to take reasonable care of it including
the locking of all doors, topping up of pool water (as required) and
emptying the household garbage each evening at the entrance to Mont
Jean. At the end of the rental period, all utensils, carpets,
furnishings, walls, fittings must be left clean and tidy. It is the
guest’s responsibility to notify us immediately of any sudden equipment
failure so that reasonable action can be taking to rectify the
situation.
Party Size
Everyone occupying the property must be listed on the booking form
and a copy of their international passport submitted to owner. Only the
persons shown on the booking form are permitted to stay in the property.
Pets are permitted only if they are listed on the seasonal rental
agreement booking form and are less than 20 pounds. Persons under 21
years of age are not acceptable unless accompanied by parents or
responsible adults. No additional Friends/Family or Guests are allowed
on the Property without the prior approval of the owners. Failure to
comply will render the booking void and no compensation will be paid.
Smoking/Pets
Smoking is permitted in our villas and studios. Pets are permitted
provided they are less than 20 pounds and the tenant has listed the pet
on the rental agreement. In the event of pets permitted on the property
it is the responsibility of tenant to remove all waste to the garbage.
Liability
The owners accept no responsibility whatsoever for death, personal
injury, accidents, loss or damage to persons or personal belongings
however caused. The use of all accommodations and amenities including
the pool is entirely at the user’s own risk. Children must be supervised
by responsible adults at all times when using the pool. Glass or
crockery is not permitted within the pool area. The owners cannot accept
any liability for any loss of rental time due to travel problem, flight
delays or cancellations, industrial disputes or any events outside our
control, including any act of God including but not limited to
earthquakes, tropical storm, and hurricanes. The owners cannot accept
responsibility for the sudden failure of villa equipment but will take
immediate reasonable action to rectify any such failure upon
notification by the guests.
Arrivals and departures
The villa will be available for occupancy from 3pm on the date of
arrival and must be vacated by 11am (prompt) on the day of departure.
Villa caretakers Annie and Pierre Ramel will be happy to meet you at the
St. Barth airport or port on your arrival. Please send your arrival
details to them directly at
guardien@earthlink.net or phone them directly at 813-345-4957. You
will check out with the Ramel’s on the day of departure. You will
notify the Ramel’s of your expected departure time and they will come by
the villa to check out with you.
Insurance
It is recommended by owners that all members of the Party are
covered by travel insurance which carries adequate protection against
delays and cancellations, and has adequate medical insurance for France,
and for your luggage and personal belongings.
Caretaker’s Access
The property caretakers shall be allowed access at any reasonable
time during your stay for cleaning or other maintenance. You can
contact the caretakers at by local St. Barth telephone at 0590277987 or
VOIP US line at 813-345-4957 or email at
guardian@earthlink.net to schedule any services or report any
problem. The Caretakers Annie and Pierre RAMEL are happy to be at your
service.
Caretakers: Annie and Pierre RAMEL are
onsite caretakers for 7 Mont Jean properties. The caretaker work station is located at the top of the
property next to the road where you will see a Guardian sign. The
onsite caretakers Annie and Pierre RAMEL are available for routine
request 7am – 6pm daily or anytime for emergency. You can contact the

Caretaker Services: The caretaker
services which have been included with your rental will be written into
your seasonal rental agreement. To further explain these services as
they related to “Maid Service” the following description is made. On
the day maid service is included with rental agreement the following
will be provided: cleaning floors, dusting, making the bed or beds per
lease, cleaning the bathroom, sweeping the terraces and decks. Linens
and bath towels are provided on arrival. Please refer to your seasonal
rental agreement to know the number of day’s maid service is included.
If you would like to have additional maid service you can arrange this
directly with the Ramel’s. The Ramel’s are happy to assist you with
any additional services and charge a very fair rate. You would discuss
your request with them and pay directly to them for their services,
contact methods are provided above.
Greeting at the St. Barth Airport or Port on arrival: Pierre and
Annie RAMEL
will meet you at either the St. Barth
Airport or the Port in Gustavia on your arrival. They will be driving a
white Villa La Belle Aurore Suzuki mini van which you can spot in the
parking area. They will also carry a sign with your name on it. You
should have rented a car – jeep or one is included with your rental,
refer to your seasonal rental agreement if included with rental. They
will assist you with your baggage and pick up of your rental car and
then show you to the villa or studio you have rented. The physical
address of our property is #7 Domaine de Mont Jean, St. Barthelemy in
the event you are using a taxi. You will need to provide your arrival
information to coordinate greeting service.
Televisions and Canal + Satellite system locations:
La Belle Aurore – the one TV and Canal + satellite system is
located in the Bar area. There is also a DVD player connected to this
TV. In the Master and Queen Bedrooms have is a TV that is ONLY
connected to a DVD or Playstation and will play DVD’s from the US. The
Master and Queen Bedrooms TV’s are NOT connected to a satellite.
Britton’s
Bungalow – the TV, Canal + satellite system and Home Cinema system is
located in the Salon area. This system can play DVD’s, CD’s and Canal +
satellite programs.
Kifi Garden Studio – the TV and
Canal + satellite system is located in the studio. This system is
connected only to Canal + satellite.
Internet connection and Hot spots: At #7 Mont Jean we are pleased to offer our guest high speed
ADSL internet connections at the following locations:
La Belle Aurore
– in the Salon area there is a
PLC device which you can plug directly to your lap top using RJ45 or
Wifi HOT SPOT if you have a Wifi Card. The Wifi HOT SPOTS for La Belle
Aurore will cover the terraces, pool deck areas, salon bar and dining
areas, fluffy garden studio and the master and queen suites. The PLC
connection is located in the Salon and in Fluffy Garden Studio. La
Belle Aurore swimming pool decks are all Wifi HOT SPOTS
Kifi Garden Studio
– on the ground level of Britton’s Bungalow there is a PLC device which
you can plug directly to your lap top using RJ45 or Wifi HOT SPOT if you
have a Wifi Card. The HOT SPOT for Kifi Garden Studio covers the
interior of Kifi Garden Studio and the outdoor terrace area.
Britton’s

- there is a PLC device which you can plug directly to your lap top
using RJ45. The PLC device is located in the salon.
IMPORTANT: If you unplug the PLC device from the electric outlet
it will no longer work. So DO NOT UNPLUG THE PLC.
How to connect to the Internet?
If a wireless connection device is available on the client laptop and if
you are in the wireless covered zone, choose the ‘aurore’ wireless
network and enter the Wep Key : 0F1E2D3C4B, you are then
connected to the Wireless Network and have access to the Internet. Otherwise if a wireless network connection is not available on the guest
laptop; connect to the PLC device through a RJ45 cable. This is a
standard telephone line cable connector.
Configure your TCP/IP settings as follows:
Automatic IP address through DHCP,
Automatic DNS server,
You are then connected to the Internet (no password required).
If you did not bring with you either a Wireless Network Card or the
RJ45 cable you can purchase one of these at the computer shop MIES.
MIES is located in the last row of shops in the commercial centre behind
the gas station across the street from the airport. To arrange a
technician to visit the villa you can stop by MIES and explain your
needs and they will assist. You would be responsible to pay for the
Wireless Network Card, RJ45 or technician services directly to MIES.

connect your lap top for you they will come to the villa and do this for
a charge of 40 euros.
WATER:
Water to our property is from either the cistern or the city water
supply which is desalinated water. It is suggested that you not use
this water for drinking water.
PLUMBING:
At our property there are two septic systems and a reverse pump system
for evacuation in La Belle Aurore. As a result of this it is very
necessary to NOT put anything in the toilet such as feminine products,
condoms or paper. Waste baskets are provided for this. In the event
that something is accidentally put into the toilet it is possible that a
blockage will occur. If you have a problem with the toilet please
contact Pierre RAMEL immediately. Do not take the back of the toilet
off and flush the system this way as it will flood the room. Thank you
for your attention to this matter.
Terms and Conditions
of rental:
The signing of this seasonal rental agreement booking form confirms your
acceptance of the terms and conditions set out below and shall be
binding on all persons stated on the booking form. Each booking will be
confirmed by the owner, as soon as possible after receiving the booking
form and deposit and only on receipt of this confirmation by you will
the booking be treated as confirmed. Once the owners have confirmed the
booking to you and you have paid a deposit, the named person on the
booking form will be responsible for the total rental price of the
property, as agreed. The remaining balance of the agreed rental cost
must be paid sixty days prior to your arrival. If the full balance of
the rental cost is not paid as in accordance with these booking
conditions, we reserve the right to cancel your booking. In these
circumstances your reservation deposit will be forfeited.
